The existing site at 30 – 40 St Albans Road is currently occupied by The Quarters Hotel, a 3-star informal all-suite hotel.

 

Despite the site's potential, given its prominent location and great connectivity, it is currently underutilised. The current building has several issues that make it outdated and operationally inefficient. Its exterior is unremarkable and fails to enhance St Albans roads visual appeal. Additionally, the public space around it is uninviting and offers minimal benefit to the local community.
